FORGOTTEN COAST SALES UPDATE – JANUARY 2025

Sales activity throughout St. George Island, Apalachicola, Carrabelle and Eastpoint was very slow during the month of January 2025 with just 22 total sales – 5 single family homes, 2 condo/town homes, 2 mobile homes, 12 residential home sites and 1 commercial property. Carrabelle saw the most activity with 11 total sales – 1 condo/town home, 1 mobile home, 8 residential home sites and 1 commercial property. St. George Island had 5 total sales – 4 single family homes and 1 condo/town home. Apalachicola had 5 total sales – 1 single family home, 1 mobile home and 3 residential home sites. Eastpoint had 1 sale of a residential home site. Sales prices ranged from a low of $20,000 for a bay view lot in Lanark Beach to $1,900,000 for a 5 bedroom/4 bath 1st tier gulf view home with private pool located in the Gulf Beaches.

Our current real estate market offers a great opportunity for buyers with 298 total single family, condo/town home and mobile homes for sale throughout the area as of March 3, 2025. There are 295 total residential home sites also available in the area. On St. George Island there are 119 active listings of single family/condo/town homes and 64 residential home sites. In Apalachicola there are 48 total single family/condo/town homes and mobile homes along with 43 residential home sites. In Carrabelle there are 102 active listings of single family, condo/town homes and mobile homes along with 175 residential home sites. In Eastpoint there are 29 total single family/mobile homes along with 52 residential home sites.

As of March 3, 2025 on St. George Island there are 10 single family/condo town homes and 3 residential home sites under contract. Apalachicola has 8 single family/town homes/mobile homes and 5 residential home sites under contract. Carrabelle has 8 single family/town homes/mobile homes and 9 residential home sites under contract. Eastpoint has 4 single family homes and 3 residential home sites under contract.
