Sales activity throughout St. George Island, Apalachicola, Carrabelle and Eastpoint was down for the final month of the year – December 2023 with 33 total sales – 18 single family homes, 3 condo/town homes, 1 mobile home and 11 residential home sites. Carrabelle saw the most activity with 14 total sales – 7 single family homes, 2 condo/town homes and 5 residential home sites. St. George Island had 6 total sales – 5 single family homes and 1 residential home site. Apalachicola had 5 total sales – 3 single family homes, 1 condo and 1 residential home site. Eastpoint had 8 total sales – 3 single family homes, 1 mobile home and 4 residential home sites. Sales ranged from a low of $15,000 for a residential home site in St. James Bay to $1,815,000 for a 4 bedroom/4 bath 1st tier newer construction gulf view home with private pool located in the Gulf Beaches on St. George Island.
Sales activity throughout the St. George Island, Apalachicola, Carrabelle and Eastpoint areas was down quite a bit in 2023 as compared to 2022. However, we continued to see an increase in sales prices compared to 2022. Sales activity decreases were triggered primarily by an increase in interest rates. Hopefully we will see an increase in sales activity in 2024 and continued stabilization in list prices.
